Appraisal is defined as the process of estimating value. The process of valuation, however, is more than a matter of referring to one or two sales and then giving an opinion of value. The real estate market is ever changing and valuation in today's market requires educated and experienced professionals. Professional appraisers are trained and experienced to recognize the factors that affect value. In estimating value, the appraisal professionals may use the Cost Approach, the Income Approach and the Direct Comparison Approach.
Our appraisers are members of The Appraisal Institute of Canada, a national institute of professional appraisers, dedicated to high and uniform standards for members of the appraisal profession. In preparing an appraisal, a member of the Appraisal Institute of Canada is required to comply with the Uniform Standards of Professional Practice of the Institute.
The Standards establish the requirements for the appraisal process employed by the appraisal professional and the manner in which the appraisal is reported to the client.

The Appraisal Institute of Canada, founded in 1938, is the national professional institute of real estate appraisers in Canada. The institute awards use of two designations as follows:
AACI / P.APP.
(Accredited Appraiser Canadian Institute / Professional Appraiser)
Designates full accredited membership in the institute and may be used by the holder on all types of real estate.
CRA
(Canadian Residential Appraiser)
May be used by the holder, only in connection with the appraisal and valuation of individual undeveloped residential dwelling sites and dwellings containing not more than four, self-contained family housing units.
